New family homes for The Fylde

A sustainable use for a previously developed site

As a privately-owned, family company Bellair can pay more attention to detail than many other developers may do on similar sites. Here at Great Birchwood that means a clear focus on quality over quantity and is why we are seeking permission for no more than 62 new homes.

By seeking to deliver such a low-density development this means we can offer generous gardens & outside space to each new property. It also means that much of the site remains open and will arguably be much more accessible to the local community than Great Birchwood was as a Caravan Park.

Protecting and enhancing the environment

Bellair recognise Great Birchwood’s location in the stunning countryside of the Fylde peninsula. We are determined that any development of this site is both sympathetic to the surrounding environment by retaining, and where possible enhancing, environmental features and biodiversity in the area.

Existing hedgerows and established trees will be kept and added to, water features will be retained, and the backbone of the site will be a green thread connecting the open spaces.

We also intend for the new homes themselves to benefit from sustainable and renewable technologies including solar photovoltaic panels and electric car charging points.

Part of the community

We want our re-development of Great Birchwood to make this site a key part of the local community in a way that it never could be as a Caravan Park. We propose improving the Lytham Road frontage to make the site more welcoming, enhancing local transport infrastructure for bus users and cyclists, and complying with local policies on the provision of much-needed affordable homes.

Combined with our proposed environmental enhancements and focus on quality, we believe that Great Birchwood will become a location that the people of the Fylde will be proud to have as part of their community.

Next steps

We intend to submit an outline planning application to Fylde Council by the end of 2021. If approved, we will work partner with a specialist housebuilder to deliver our vision.
